If this seems like a big number to you, we can assure you that it is. Sales are at the highest pace yet in 2014 and home sales have continued to rise for four consecutive months.

If you're a home seller in an active market like this one and you haven't gotten any bites for months on your listed property, it almost always has to do with your asking price. Desiring a "fair market value" is understandable. If your property isn't seeing any action, however, it may be time to reconsider your asking price.
